Scope of Services
We provide property-related services including:

All services are performed in accordance with generally accepted industry standards and applicable Idaho regulations.
Home Inspection Services
Home inspections are visual, non-invasive evaluations of readily accessible systems and components at the time of inspection.
Reports:

Identify observable material defects

Provide general condition summaries
They do not:

Guarantee future performance

Ensure code compliance

Replace specialized evaluations (e.g., structural, engineering)
Inspection Limitations
Clients acknowledge:

We do not move furniture, personal property, or debris

Concealed or inaccessible areas are excluded

Weather and site conditions may limit inspection scope

Findings reflect conditions only at the time of service
Handyman Services Disclaimer
Handyman services are provided for minor repairs and improvements.

Services do not include licensed specialty trades (e.g., electrical, plumbing, HVAC) unless explicitly stated

Work is performed based on visible conditions and client direction

Client-supplied materials are used at the client’s risk unless otherwise agreed
Hauling and Dump Services
For hauling and dump run services:

Clients must ensure items are safe, legal, and permitted for disposal

Hazardous materials (including chemicals, asbestos, or biohazards) will not be accepted

Additional fees may apply for excessive weight, volume, or restricted items
Ready to Sell Services
Pre-listing or “ready-to-sell” services are designed to improve a property’s presentation and condition prior to sale.

Recommendations are based on general market practices and are not guarantees of sale price or timeline

Services may include minor repairs, cleanup, and general improvements

Clients remain responsible for all final decisions regarding property preparation
No Warranty or Guarantee
All services are provided on an “as-is” basis without warranties of any kind.
We do not guarantee:

Future condition of the property

Market value or sale outcome

That all defects will be identified
Client Responsibilities
Clients agree to:

Provide safe access to the property
-
Ensure utilities are active unless otherwise agreed

Review reports and communications promptly

Seek clarification when needed
Payment Terms

Payment is due at time of service

Accepted methods: Cash, Check, Zelle, or Venmo

Late payments may incur fees and/or collection action
Scheduling and Cancellations

Minimum 24 hours notice required for cancellations

Late cancellations may incur a fee

We reserve the right to reschedule due to safety or weather conditions
Limitation of Liability
To the fullest extent permitted under Idaho law:

Liability is limited to the total fee paid for the specific service

We are not liable for indirect, incidental, or consequential damages

Claims must be filed within one (1) year of service
Dispute Resolution
Disputes shall be resolved as follows:
